Professional Experience

Before becoming a REALTOR®, I spent more than four decades in banking, commercial real estate, property management, and business credit, including serving as a Senior Vice President of a community bank. Those experiences taught me how to evaluate risk, negotiate effectively, and help people make informed financial decisions.

My responsibility is to explain each step clearly, provide factual information, negotiate on your behalf, anticipate potential issues before they become obstacles, and help you make decisions based on your circumstances—not assumptions.

My AZ Desert Home™ tracks comparable resale single-family homes across three custom North Valley market regions: Up the Creek™, Down the Creek™, and 51 Corridor™. The objective is to provide market reports that are consistent, meaningful, and easy to compare over time.

Cave Creek and Carefree are included in full because they function as a single North Valley market. Together, they include everything from townhomes and patio homes to custom estates and horse properties.

To maintain meaningful comparisons, the reports exclude property types and markets that follow substantially different pricing patterns, including:

  • Scottsdale neighborhoods
  • Ultra-luxury custom home communities, including The Boulders and surrounding custom-home areas
  • Desert Hills
  • New construction
  • Manufactured or mobile homes on leased land
  • Duplexes and other multi-family properties
  • Most lower-priced condominium and townhome communities

These exclusions help ensure the reports compare similar resale homes, making weekly market trends more meaningful and consistent over time.

Although these properties are not included in the published market reports, Wayne Metcalf REALTOR® assists buyers and sellers throughout Cave Creek, Carefree, North Phoenix, and many surrounding communities.
